KAMINSKY ADU
Kaminsky residence was originally built in 1920's as a 3 bedroom and 2 bathroom 2,260 square feet Spanish Style house. The client wanted to take advantage of the new ordinance, which was passed by City of Los Angeles in 2017, allowing single family residence to convert their existing garage into a Second Unit, also known as Accessory Dwelling Unit (ADU).
The property is in the City of Los Angeles Historic Preservation Area. Any future designs and alterations must follow the HPOZ guidelines. HAKSDESIGN team successfully executed Spanish Style Accessory Dwelling Unit (ADU) design to fulfill the HPOZ requirements. Having a particular style in mind, our client's request was to maximize the use of the land, yet design an Accessory Dwelling Unit (ADU) that would be comfortable to live in.
The new Accessory Dwelling Unit (ADU) is 1,118 square feet 1 bedroom 1 1/2 bathroom 2 story structure. It was achieved by converting the existing garage into a living space and accommodating a master suite on the second floor. For such square footage a 2 bedroom is ideal, however, client's request was to have 1, but specious.
